ROOM RENTAL DISCLOSURE: This listing agreement is solely for the marketing and leasing of two individual furnished bedrooms within the Owner's owner-occupied residence located at 4211 Woodspring Lane, Upper Marlboro, MD 20772. The Owner is not offering the entire residence for lease. Each bedroom will be leased separately at the rental amount established by Owner. Each tenant will have exclusive use of their assigned bedroom and non-exclusive use of only those common areas designated by Owner, which may include the kitchen, dining area, bathroom, laundry area, and other approved common areas. Utilities are included in the monthly rent, subject to the terms of the individual lease. Owner will continue to occupy the residence. All applicants are subject to Owner's lawful application and screening criteria and applicable Fair Housing requirements. Each approved tenant will execute a separate lease/room-rental agreement identifying the assigned bedroom, monthly rent, security deposit, utilities, furnishings, permitted common areas, parking, guest policy, laundry use, house rules, and other applicable occupancy terms. Broker and Owner acknowledge that this agreement is for leasing individual bedrooms and does not authorize leasing the entire residence.
